Hinjewadi's housing stock is unusual: most of it sits inside large integrated townships, where a single floor plan is repeated across hundreds of flats. That makes for predictable problems. Carpet area is tight and already spoken for. Layouts are drawn to suit a sales brochure rather than a particular family. Mid-block flats borrow most of their light from one aspect. Storage is an afterthought. None of this is solved by choosing nicer finishes — it is solved by redrawing how the space works before a single material is picked.
Designing around a standard-issue layout
We start with the plan, not the palette. Where a wall can move, it moves; where it cannot, the furniture is drawn to the millimetre so the room reads larger than its carpet area suggests. Circulation is planned around how the household actually moves through a morning. Storage is designed into the architecture rather than bought in afterwards and pushed against a wall.
Light, in flats that only face one way
A single-aspect flat needs its light managed rather than supplemented. We plan layered lighting — ambient, task, and accent on separate circuits — so a room that is dim at four in the afternoon still works at nine at night. Material and finish choices follow from that: reflectance, sheen, and colour temperature are decided against the light the flat actually receives, not against a showroom.
Homes and workspaces
The IT corridor means we design both sides of the commute. Residential work runs from compact township apartments to larger private homes. Commercial work covers offices and workspaces where the brief is usually density, acoustics, and focus. Both are handled by the same design team, working to the same level of documentation.
Working with a studio down the road
Our studio is in Hinjewadi Phase 1, at IndiaLand Global Tech Park. Being local to the project matters more than it sounds: measured surveys, material samples reviewed in the flat's own light, and design reviews that happen in the space rather than over email. Beyond Hinjewadi we work across Wakad, Baner, and the wider Pune region.
